What it is actually like
Tampa Palms and the wider New Tampa area are master-planned, and that is the whole proposition: consistent streetscapes, community pools and parks, and a newer housing stock than anything inside the corridor. If Temple Terrace is a town that grew, New Tampa is a place that was designed.
Getting to campus
Roughly 20-25 minutes to either campus depending on where in New Tampa you land and what Bruce B Downs is doing. That corridor is the main artery and it does back up at peak, which is worth driving at the hour you would actually drive it.
Schools
A significant part of why families choose New Tampa. Hillsborough County schools serve the area, and school assignment varies meaningfully by which community you are in -- worth confirming for a specific address rather than the area generally.
What the homes are like
Predominantly newer single-family, plus a substantial townhome and condo stock. Many communities are gated with HOA amenities. Build quality and age vary by community: some date to the 1990s, others are considerably newer.
Who it suits
USF families who want newer construction and amenities and will trade a longer drive for them. Buyers who prefer a planned community with a pool and a park to an older neighbourhood. Anyone whose school priority points here specifically.
