Why it holds

A manager and an agent are paid by different clocks.

A manager earns while the house is occupied. An agent earns when it sells. We can hold the first one for a couple of years and hand you the second without either of us giving anything up. That is the whole arrangement, and it works because of how the two jobs are paid rather than because we say so.

The terms

Four terms, so there is nothing to discover later.

These are in the agreement before the referral, not after it.

Paid once management begins

We pay after the owner's first full month with us, so the fee follows a relationship that has actually started.

Paid through your brokerage

Florida routes referral fees broker to broker, so the payment goes to your brokerage. If you're the broker, it comes straight to you.

Agreed in writing up front

Before you make the introduction, we sign a short agreement that confirms the fee and names you as the agent for the eventual sale. It stays in place as long as we manage the property, renewals included.

Licensed on both sides

Florida requires an active license on each side of a referral, so we confirm both licenses at the start.

Referring an owner with more than one property? The agreement covers the whole portfolio, and you're paid for every unit.

When agents call us

Five times agents call us, and you keep the client in every one.

Your seller cannot take the number

The house won't clear what they owe. Renting it for a year or two fixes the math, and you list it when the numbers work.

Your client relocates on a deadline

They leave in six weeks, and the house isn't selling in six weeks. Someone has to lease it, hold it, and be local for it.

Your buyer is an out-of-area investor

They close, then need somebody to turn it, rent it, and answer the phone at 11pm. That comes to us. The next purchase comes back to you.

Your listing is tenant-occupied and showings are hard to schedule

We work with tenants every day. Sometimes that's the difference between a cooperative showing schedule and a stalled listing.

Your client asks whether to sell it or rent it

We'll run the rent side and tell them honestly if selling is better. Sometimes it is.
