These Terms of Use (“Terms”) govern your access to and use of homeprop.com and any related pages, tools, and services (the “Site”) operated by HomeProp, LLC. By accessing or using the Site, you agree to these Terms and to our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Site.
We may update these Terms from time to time. Updated Terms will be posted on this page with a new effective date. Your continued use of the Site after an update constitutes acceptance of the updated Terms.
The Site is operated by HomeProp, LLC (“HomeProp,” “we,” “us,” or “our”), a Florida limited liability company. HomeProp is a licensed Florida real estate brokerage, License No. CQ1055163, providing residential property management, leasing, and brokerage services in the Tampa Bay area.

You may use the Site for your personal, non-commercial purpose of locating rental or for-sale property, requesting information, and learning about HomeProp’s services. You agree not to: scrape, crawl, harvest, or bulk-download any content, listings, images, or data from the Site; access the Site by automated means other than publicly available search engines operating in accordance with our robots directives; reverse engineer, decompile, or attempt to derive the source of any part of the Site; circumvent any access control or rate limit; interfere with the operation or security of the Site; or use the Site for any unlawful purpose or in violation of any third-party right. We may suspend or terminate access for any violation of these Terms.
Property listings on the Site are provided for informational purposes only and do not constitute an offer to lease, sell, or manage any property. Availability, rent, pricing, terms, features, and photos change frequently and may be inaccurate or out of date at the time you view them. Any lease, purchase, or management relationship is governed solely by the written agreement executed between the parties. Some listing content originates from multiple listing service (MLS) sources and is subject to the terms of those sources.
Certain pages on the Site, including /rental-analysis, provide automated rent estimates, price ranges, market statistics, and similar figures. These figures are generated by software using publicly available data, MLS data licensed to HomeProp, and statistical models. They are provided for general informational purposes only.
Automated estimates are not appraisals and are not prepared by a state-certified or licensed appraiser under Florida law. They are not broker price opinions, comparative market analyses, or opinions of value issued by a licensed real estate broker. They are not investment, financial, legal, or tax advice, and they do not constitute an offer to lease, manage, buy, or sell any property.
Estimates may be inaccurate, incomplete, or out of date, and actual market rents and values may differ materially. You should not rely on any automated figure as the sole basis for any decision. Before making a rental, purchase, sale, financing, or investment decision, consult a licensed real estate professional, appraiser, attorney, or financial advisor as appropriate. HomeProp makes no representation that any estimate will be achieved.
HomeProp is committed to compliance with the federal Fair Housing Act, the Florida Fair Housing Act, and all applicable state and local fair housing laws. We do not discriminate in the rental, management, advertising, or availability of housing on the basis of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by applicable federal, state, or local law.
All properties advertised on the Site are available in accordance with these laws. Reasonable accommodations and modifications for persons with disabilities are handled in accordance with applicable law. If you believe you have experienced discrimination in connection with any property or service on the Site, you may contact us using the information in Section 13, and you may also contact the U.S. Department of Housing and Urban Development or the Florida Commission on Human Relations.
This website includes mapping, address-search, and place-information features provided by Google Maps Platform. By using this website, you acknowledge and agree that you are bound by the Google Terms of Service and by the Google Maps/Google Earth Additional Terms of Service.
Your use of Google Maps features and content through this website is subject to those terms. Information about how Google handles data collected through these features is described in our Privacy Policy and in the Google Privacy Policy, which that policy incorporates by reference.
In addition to Google Maps Platform, the Site uses third-party services including, but not limited to: Google Analytics and Google Tag Manager for website analytics; Google Fonts for typography, which may receive your IP address when pages load; Klaviyo for form processing, email communications, and marketing; ShowMojo for showing and appointment scheduling; a multiple listing service (MLS/IDX) data feed for property listings; ElevenLabs, which powers Hayden, our AI assistant; Anthropic, which powers our owner-prospect chat assistant; and YouTube and Spotify for embedded video and audio. These services may set cookies or collect information as described in our Privacy Policy and in their own privacy policies, and your use of features they power is subject to their terms.
The Site also links to the Propertyware tenant and owner portals, through which rental applications, payments, maintenance requests, and account management are handled. The portals are operated by a third-party provider under its own terms and privacy policy. The Site may also contain other links to websites operated by others, including utility and payment providers. We provide links for convenience only. We do not control and are not responsible for the content, availability, or practices of any third-party site, and a link does not imply our endorsement.
The Site and its design, text, graphics, logos, and software are owned by HomeProp, LLC or its licensors and are protected by applicable intellectual property laws. “HomeProp” and the HomeProp logo are trademarks of HomeProp, LLC. You may not use them without our prior written permission.
Property photographs, descriptions, and other listing content are owned by HomeProp, the listing brokerage, the property owner, or the MLS from which they are licensed. Listing content is provided solely for your personal viewing in connection with locating property. You may not copy, download, republish, redistribute, or use listing content for any other purpose without authorization from the owner of that content.
Subject to these Terms, you are granted a limited, revocable, non-exclusive license to view the Site for the permitted uses described in Section 3. No other right or license is granted.
The Site includes the following forms through which you may submit information to us: a general contact form; an owner and property management inquiry form; a home-value and seller inquiry form; a buyer inquiry form; a rental analysis request form; tenant inquiry forms on property listings; and an SMS opt-in consent form. The Site also offers AI assistants you may converse with, as described in our Privacy Policy. Information you submit through these forms or assistants, including your name, contact details, property information, and messages, is used to respond to you, provide the services you request, and as otherwise described in our Privacy Policy.
The Site does not accept document uploads. Rental applications, identity verification, and any submission of financial or other sensitive information are handled exclusively through the secure Propertyware portal referenced in Section 8, not through Site forms or AI assistants. Do not submit Social Security numbers, financial account numbers, or other sensitive information through Site forms or AI assistants.
By submitting information, you represent that it is accurate and that you have the right to provide it. We may retain communications and submissions as business records in accordance with our Privacy Policy and applicable law.
THIS WEBSITE AND ALL CONTENT, TOOLS, LISTINGS, ESTIMATES, AND SERVICES MADE AVAILABLE THROUGH IT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION ANY WARRANTY OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, OR UNINTERRUPTED OR ERROR-FREE OPERATION. HOMEPROP DOES NOT WARRANT THAT ANY LISTING, PRICE, AVAILABILITY, ESTIMATE, MAP, OR OTHER INFORMATION ON THIS WEBSITE IS ACCURATE, COMPLETE, OR CURRENT.
TO THE FULLEST EXTENT PERMITTED BY LAW, HOMEPROP AND ITS OWNERS, OFFICERS, EMPLOYEES, AGENTS, LICENSORS, AND SERVICE PROVIDERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATING TO YOUR USE OF OR INABILITY TO USE THIS WEBSITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. Some jurisdictions do not allow the exclusion of certain warranties or the limitation of certain damages, so some of the above may not apply to you. Nothing in these Terms limits liability that cannot be limited under applicable law. These Terms govern use of this website only; any property management agreement, lease, or other written agreement between you and HomeProp is governed by its own terms.
These Terms and any dispute arising out of or relating to the Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles.
Before filing any claim, you agree to first contact HomeProp using the information in Section 13 and attempt in good faith to resolve the dispute informally for a period of thirty (30) days.
Any dispute not resolved informally shall be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, conducted in Hillsborough County, Florida. YOU AND HOMEPROP EACH WAIVE THE RIGHT TO A JURY TRIAL AND THE RIGHT TO PARTICIPATE IN A CLASS ACTION OR CLASS-WIDE ARBITRATION. Either party may bring an individual claim in small claims court. This paragraph does not apply to disputes arising under a lease or property management agreement, which are governed by that agreement.
To the extent any dispute is not subject to arbitration, you agree that it shall be brought exclusively in the state or federal courts located in Hillsborough County, Florida, and you consent to the personal jurisdiction of those courts.
Any claim arising out of or relating to the Site must be filed within one (1) year after it arises, or it is permanently barred.
