Two decades. Two industries. One mission.
HomeProp didn't start here. It started in 2005, when Peter Murphy and Chase Clark founded Home Encounter in Tampa — a property management company built on a single radical idea for its time: that owners deserved actual transparency into how their homes were being managed. Home Encounter grew into one of the largest single-family property managers in the Southeast United States.
In 2013, Peter and Chase co-founded Home River Group — today one of the largest property management companies in the nation, with more than 40,000 homes under management across 200+ markets in 35+ states. Along the way, their marketplace analytics and investor guidance were featured in The Wall Street Journal, Bloomberg, CNBC, HousingWire, and dozens of industry outlets. The BuyingTampaBay podcast — still one of the most referenced voices on Tampa Bay real estate — grew out of that era.
HomeProp is the third act. And in many ways, it's the most important one.
We founded HomeProp to answer a question the property management industry has avoided for twenty years: what would happen if the operational intelligence of a 40,000-door institution were delivered with the care and personal attention of a local team managing 200 homes?
The answer is what we're building here. HomeProp owners get white-glove service from a team that knows them by name — paired with a proprietary AI platform (our Knowledge Operating System, or KOS) that learns continuously from every property, every market shift, and every decision we make. Co-Founder
Peter co-founded Home Encounter in 2005 and Home River Group in 2013, building two of the largest residential property management platforms in the country. His commentary on rental market dynamics has appeared in The Wall Street Journal, Bloomberg, CNBC, and HousingWire. At HomeProp, Peter leads product direction and hands-on architecture of the HomeProp AI platform — the Knowledge Operating System that makes our team measurably better at their jobs every week. He also teaches Principles of Marketing, Consumer Behavior, and Microeconomics at Florida College, where he's developed AI-powered tools that are reshaping how business fundamentals are taught.

Co-Founder
Chase is the operational backbone of every company he and Peter have built together. Co-founder of Home Encounter (2005), Home River Group (2013), and now HomeProp, Chase's specialty is the unglamorous, high-leverage discipline that separates well-run property management from the rest: accounting, finance, collections, owner financial reporting, and maintenance operations. At HomeProp, Chase owns the systems that protect owner equity — rent collection, expense control, turnover speed, and financial transparency. His fingerprints are on every P&L we deliver.
