What it’s actually like
Lutz runs a real range. Closer in, Oak Grove and Carpenters Run are established and unpretentious — older lots, mature trees, nothing trying too hard. Further out, it opens into countryside pockets, then into planned communities like Cordoba, Wellington, Sanctuary, and Willow Bend, where the lots get newer and the amenities show up. Most communities out here carry an HOA at most — this isn’t a place built around a CDD.

About the same drive to either campus as New Tampa — I-275 and I-75 both get you there, and which one you use depends on which side of Lutz you’re on.
