Welcome to your new HomeProp home. Here is everything you need to get settled — how to pay rent, request maintenance, and what to expect as a resident.

Please note

This page is a convenience summary to help you get oriented. Your signed Lease Agreement and its addenda are the binding documents and control in the event of any conflict. Please refer to your lease for the complete and governing terms.

Online electronic payment is required. Pre-move-in funds are sent via RentMoney. All rent is paid through the tenant portal.

Qualifying Criteria

Who handles what

HomeProp / Owner handles

  • Repairs over $200 that are not caused by you.
  • Tree trimming above 12 feet.
  • Pressure-washing the house and structures.
  • Extermination of rodents and animals (termites, rodents, squirrels).
  • HOA dues and assessments.

You (Resident) handle

  • Repairs of $200 or less.
  • Anything you or your guests cause (any cost).
  • All utilities (water, sewer, trash, electric, and the rest).
  • Routine maintenance — for example: changing HVAC filters on the schedule in your lease; light bulbs; smoke/CO2 detector batteries (about every 6 months); lawn and landscaping (mow, edge, weed, water, fertilize); pressure-washing the driveway and sidewalks (about every 6 months); cleaning gutters; weekly pool/spa care if applicable; unclogging drains, disposals, and toilets; resetting breakers and GFCI outlets; replacing screens; insect and pest control including bedbugs; and resolving any code-enforcement or HOA violations.

  • Rent is due on the 1st; late fees apply if it is not paid on time.
  • All payments are made online.
  • Report problems promptly, in writing.
  • No smoking inside.
  • Pets only with an approved Pet Addendum.
  • No unauthorized occupants (maximum two per bedroom).
  • Renter’s insurance is strongly recommended.
  • Give 60 days’ written notice before your lease ends to renew or move out.
  • The attic is off-limits.
  • Keep up climate control to help prevent mold.

When it is time to move out

Plan ahead: at move-out you will need professional carpet cleaning, pest control, lawn care, a professionally cleaned home, and a forwarding address. See your lease’s move-out section for the specifics.
