Summer 2026 didn’t crash and it didn’t boom — it slowed down and got honest. Homes in Tampa are taking about 41 days to sell, roughly a week longer than a year ago, and prices have eased about a point off last summer. That’s not a warning sign. That’s leverage changing hands. For the first time in years, prepared buyers have real room to negotiate — and sellers who price to closed comps instead of wishful asking prices are still moving in weeks, not months.

The spread tells the story: asking prices across our submarkets sit around $449K while closed sales are landing near $443K. That gap is where deals get made — credits, repairs, rate buydowns. If you’re buying, the listings sitting past 60 days are your hunting ground. If you’re selling, the data is blunt: price it right in week one, because this market no longer bails out an overpriced launch.
